A very helpful way that you can simplify the purchasing process and make sure that your new home has everything that you are looking for in your ideal home, would be to sit down with your spouse or partner and discuss exactly which features you are looking for in a home. Now each buyer is different, therefore this scenario could go one of several different ways. I suggest starting with writing EVERYTHING you would want in a home down .

Picture if you will say a family of 6 with 4 young children. My first list may look a little like this:

  • 2+ bathrooms
  • In the Brier Park neighbourhood
  • Large entry way
  • 2 storey
  • 2 car garage
  • Large backyard
  • Playground equipment
  • Hot tub
  • Heated flooring
  • Skylight
  • Master ensuite
  • Fully fenced back yard
  • Lots of storage space
  • On a quiet street
  • Toy room
  • Office
  • 2500 sq ft +
  • Finished basement
  • Granite counter tops
  • No pool
  • Close to the school

Then read through it and decide which of these features are necessities and which of them would be nice but you could live without if you had to. Keeping in mind that the longer your list of needs is the harder and longer it will probably take for you to find and most likely the more expensive it will be.

 

 
At this point, bring the list to your realtor to look at comparables and get a good idea of whether this is a realistic list within your price range and then you can adjust the list accordingly.
