Purchase Offers
As purchase offers for your home start coming in there are four important things you need to pay attention to with each offer:
- The closing date – Once you know the closing date, you can plan to move out of your old home and into somewhere new. Planning to make your move a couple of days before the closing date on your property sale will allow you to avoid conflicts with the home buyers schedule and reduce your own stress levels at the same time.
- The contract requisition date (or Title Search Date) – This date signifies the last day on which the buyer’s real estate lawyer is able to perform title searches to ensure that everything is as it should be. Concerns must be addressed before this date.
- Home appraisal – Your home may be appraised by the buyer’s bank or mortgage lender to examine it’s interior and exterior. These appraisals are usually very short notice and short in duration.
- Home access visits – Home buyers who offer on your property have the right to visit the property before closing the sale. This must happen at agreed times and advanced notice. Buyers wish to begin planning and may need to see the house in order to do so.
Generally, home buyers and sellers are on good terms and are willing to work with each other so that both parties are able to make plans and complete the sale with minimal hassle. Our real estate experts are always available to consult with both parties and provide valuable advice.
